What the premium buys

The hotel occupies the top six floors of the 39-storey Otemachi One Tower, beside the Imperial Palace and above Tokyo’s financial district. The official inventory is 170 guest rooms and 20 suites, with floor-to-ceiling views, spa-style bathrooms and entry rooms beginning at 49 square metres.

The premium is not only the room. Guests gain a 20-metre indoor heated pool, vitality pool, ofuro facilities, a spa, a fitness centre, concierge support, premium Wi-Fi and 24-hour in-room dining. PIGNETO, est, THE LOUNGE and VIRTÙ make the hotel a dining destination as well as a place to sleep.

Value depends on using those advantages. If the itinerary leaves before breakfast, returns after the pool and spends every evening in western Tokyo, a less expensive hotel near the main activity area may be more practical.

What to know

Do not confuse Otemachi with Marunouchi

Tokyo has two Four Seasons hotels with similar names. Four Seasons Hotel Tokyo at Otemachi is at 1-2-1 Otemachi in Otemachi One Tower. Four Seasons Hotel Tokyo at Marunouchi is a separate property beside Tokyo Station, with different rooms, entrances, rates and booking records.

Otemachi is the larger high-rise property associated with Imperial Palace and skyline views. Marunouchi is the smaller station-side property. Searching only “Four Seasons Tokyo” can mix photos, restaurant information and map pins from both.

Check the full hotel name and address on the final payment page, confirmation email and airport-transfer request. Staff at one property cannot be assumed to move or honor a reservation made for the other.

What to know

Otemachi Station is direct; Tokyo Station is a walk

The official access page says the hotel connects directly to Otemachi Station Exit C4. From the underground C4 level, use the escalator toward street level and avoid following the route into Otemachi One Avenue by mistake.

Otemachi Station serves the Chiyoda, Marunouchi, Hanzomon and Tozai subway lines plus the Toei Mita Line. This network is excellent for moving around central Tokyo, but the large underground complex requires attention to line, platform and exit signs.

Tokyo Station is within walking distance rather than inside the hotel building. With suitcases, children or summer heat, allow more time than a simple map estimate and consider a short taxi. This is not the same station relationship as the Marunouchi property.

What to know

Airport transfer requires an actual plan

The official hotel guide estimates Narita Airport at about 55 minutes by car or 80 minutes by train. Haneda is about 20–40 minutes by car depending on traffic or approximately 45 minutes by train. These are planning estimates, not guaranteed journey times.

The hotel can arrange a private limousine transfer and airport meet-and-greet. Klook’s current property page says transfer requests should be made at least 48 hours before arrival; confirm the price, vehicle capacity, meeting location and cancellation terms directly.

For rail, save the route to Otemachi C4 and account for station lifts and transfers. For a car, send the exact Otemachi address because “Four Seasons Tokyo” alone can lead to the Marunouchi property.

What to know

Book the view, not a hope

The official room list separates City View, Skyline View and Imperial Garden View categories. Deluxe Imperial Garden View rooms face the palace gardens, while other rooms can prioritize the wider city skyline. A generic room listing does not promise the photograph shown at the top of a sales page.

Mount Fuji visibility is seasonal and weather-dependent even from a suitable direction. Tokyo Tower can also be outside a room’s sightline. Treat landmark views as guaranteed only when the exact booked category and written room description name them.

Compare the room name word for word on Klook and the official site. If the view is the reason for the stay, ask the hotel to confirm what the paid category guarantees instead of adding a free-text high-floor request to a cheaper room.

What to know

Room size and occupancy still need matching

Superior rooms are officially 49 square metres and Deluxe rooms are 50–54 square metres. Both can be configured with one king or two double beds, while the Premier Room is 61 square metres with one king. Suites add more space and separate living areas in selected categories.

The standard room descriptions allow up to three guests including up to two children, with one rollaway or crib listed. That does not mean a rollaway is free, guaranteed or suitable in every booking configuration.

The hotel lists connecting options for selected Superior, Premier, Panoramic Suite and Imperial Suite categories. Families and groups should confirm the precise pair and occupancy in writing because a request for adjacent or connecting rooms remains subject to the booked inventory.

The family plan has limits

The official accommodation policy says children under 18 can share a parent or guardian’s bed without an extra fee when space permits. Guests aged 18 and above count as adults, and triple occupancy requiring an extra bed carries a charge.

Enter every child and age on Klook before selecting a room. Then confirm breakfast charges, crib or rollaway availability, bed-sharing capacity and any connecting-room requirement with the hotel. A generic “children welcome” label is not an occupancy approval.

The pool has its own rules: children aged 15 and under are welcome from 9:00 to 18:30, must be accompanied by an adult, and children under four need swim diapers. The fitness centre, ofuro, steam bath and spa treatments have a minimum age of 16.

What to know

Breakfast is a substantial add-on

PIGNETO’s official breakfast page lists the buffet at ¥8,200 and the children’s buffet at ¥4,100, including service charge and applicable tax, as checked July 26, 2026. Breakfast currently runs from 7:00 to 10:15 with last order at 10:00 and is described as exclusive to in-house guests.

The buffet includes a selected Asian dish, egg dish, healthy option or sweet option, while some premium dishes have supplements. Travelers with dietary restrictions should contact the restaurant because menu range does not guarantee separation from allergens.

Do not value breakfast as included unless the exact room rate says so. A room-only rate for two adults can create a meaningful daily add-on, so compare the complete stay total rather than the headline nightly price.

What to know

Use the pool and spa rules before planning the day

The 39th-floor wellness area combines the indoor heated pool, hydromassage vitality pool, mist chairs, separate locker-room ofuro and steam rooms, plus spa treatment rooms. The pool is a major reason to choose this hotel in summer or on a recovery day.

Children’s pool hours end at 18:30, while age limits exclude them from several other facilities. A family arriving late cannot assume an evening swim. Confirm current guest hours, maintenance closures, swim-cap requirements and any reservation process at check-in.

Treatments and day access are separate commercial products from an overnight room. A hotel booking does not automatically include every spa service, class or private experience.

What to know

Tokyo accommodation tax changes in April 2027

For stays through March 31, 2027, Tokyo’s official accommodation tax is ¥100 per person per night when the taxable room charge is at least ¥10,000 but under ¥15,000, and ¥200 when it is at least ¥15,000. At this hotel, the upper band will normally be the relevant current rule, but the hotel calculates the actual taxable amount.

From April 1, 2027, Tokyo changes to a 3% accommodation tax when the taxable room charge is at least ¥13,000 per person per night. That can be far more than ¥200 at a luxury property, so travelers booking 2027 stays should not use the current flat amount in their budget.

Klook displays generic tax language that can cover multiple jurisdictions. Use the Tokyo Metropolitan Government rule and the final hotel confirmation, then check whether the amount is included online or collected at the property.

How to compare Klook with direct booking

Search the same dates, adult and child occupancy, room-and-view category, bed layout and breakfast. Compare the final payable amount in one currency, including service, consumption tax, accommodation tax and any extra bed or parking charge.

Then compare flexibility. A lower prepaid or non-refundable rate is not automatically better than an official flexible rate. The official site may also show property offers such as a hotel credit or a complimentary third night on eligible dates, while Klook may offer KlookCash or platform promotions.

A lower-risk arrival checklist

Save the Japanese hotel name, full address and Otemachi C4 route. Keep passports, the booking confirmation and the payment card accessible, and make sure the primary guest name matches the reservation.

For an early arrival, the official policy recommends reserving the preceding night if immediate room access is essential. Otherwise, confirm luggage storage and use the standard 15:00 check-in. Checkout is 12:00; late access should be arranged rather than assumed.

Reconfirm airport transport at least 48 hours ahead when using the hotel service. Before departure, calculate any separate Tokyo accommodation tax and leave enough time for the underground station or road traffic.
